Pay £895 ONE OFF PAYMENT – 12 months Listing.

Includes a visit to photograph, floor plan and estimation of value. Then – when the advert is successful - finding you a buyer – Zero balance – Nothing more to pay 0% Commission!

Renewal in 12 months if your home is still for sale will be £100.

Maximum Total Advert Cost £895.

ALL SCHEMES offer the same level of advertising – The only difference is what you choose to pay now and then the balance cost of your advert, due only if our marketing has been successful and you have found your buyer through us. Floor Plan All schemes include a floor plan - provide us with the measurements and description & we will do the rest.
Qualified Leads We will send you the leads and let potential buyers have Google map references once they are registered and are qualified – so no junk enquiries.
Viewings You are the best placed person to sell your own home! An appointment will be booked direct with you and you will be sent all the contact details of the prospect so you can both deal directly. After we will contact you and the buyer to see how the viewing went. Once you agree a price with the buyer, we can help you find a notaire and he
Notaire We have contacts with English speaking Notaires throughout Vendee & Charente – The Notaire will draw up a compromis (sales contract) then oversee the sale for you once a price is agreed. The sale will be a private sale – so no agency fees to pay – just our successful advertising balance. If need be & for extra comfort, we also have access to numerous translators who we can put you in touch with. They will accompany you and the buyer to the notaires office and be on hand to help you both from start to finish.
Notaire Fees & Taxes The Notaire fees are paid for by the buyer. The buyer will also have purchase tax to pay. The Notaire will calculate this and advise them of the sum prior to signing any papers. He will also advise you if you have any tax to pay – such as plus value (capital gains tax)
7 Days Cooling off & Deposit Monies The Notaire will allow the buyer 7 days cooling off after a compromis (sales contract) is signed. Then, at the end of this time, the buyer must place a deposit on account (usually 10%)
Completion As the completion date approaches, your buyer will send the remaining funds to be on account for the completion day. Once the sale has completed, we will send the seller a 30 day invoice for our advertising balance.
After Sales We are on hand to help buyers and sellers after the sale. We have a range of low cost services and special prices agreed with removers, translators, currency brokers and much more.
